Heidi Rivera is the owner/operator of Stellar Inspections of Texas, a licensed Professional Home Inspector (TREC License #23794) and InterNACHI Certified Professional Inspector (CPI #NACHI17061509).

She is also licensed by the FAA (Federal Aviation Administration) to utilize a drone during inspections to safeguard personal safety for Stellar Inspection employees and/or the property being inspected, to ensure a thorough look at the roof.

Buyer's Inspection

A buyer’s inspection is initiated by the home buyer. This is also known as a Pre-Purchase inspection. The buyer typically has a short option period to complete an inspection and enter into contract negotiations, before final closing of the purchase.

Seller’s Pre-Inspection

Initiated by the property owner, a Seller’s Inspection usually occurs prior to listing the property. Understanding the condition of your property before listing it will ensure that there are no surprises and unexpected costly repairs. It helps the seller's agent to accurately represent the home. 

11-Month Inspection

After building the home of your dreams, we can help you safeguard that investment. The 11-month Inspection reviews all the systems and construction done by your builder, so you have time to make sure the builder corrects any issues before your warranty ends.

After The Inspection

Once the home inspection is complete, a comprehensive .pdf formatted report will be provided to you. It will fully describe through photos, the condition of the home as observed at the time of inspection. The report will include digital photos, comments, and recommendations in Laymen’s terms. It will provide vital information prior to closing a sale, listing a property, or for monitoring a property’s condition.

All findings are discussed at the end of the inspection and report emailed within 48 hours, often-times within 24 hours. For buyers, this can be a great opportunity to include any repairs required, into contract negotiations, before signing the final sale agreement. For sellers, problems can be identified, priced and repaired, if seller desires, prior to putting a property on the market.

In the case of the 11-month inspection, this information can be provided to the builder to document findings for warranty coverage

We work for YOU! We are an objective third-party, and our job is to provide you with an unbiased understanding of your new purchase. Buying a home is one of the single largest investment a family will make and it’s important to know what you are purchasing! A home inspection will provide you with an in-depth understanding of your home and identify existing deficiencies or safety issues that may exist. Home Inspectors cannot predict the future but can identify any existing problem areas.

During the home inspection, we will objectively inspect and evaluate the visible and accessible major systems of the property/home. The home inspection will usually last 2 to 4 hours, depending on the age of the home, larger homes and inspection findings. There is no time cut off and we will spend the amount of time necessary to properly inspect your home.

It is recommended that you and your Realtor be present for the inspection. You are welcome to accompany us on the entire inspection or we can perform a verbal walk-through at the end of the appointment. If you plan to attend for the summary at the end of the inspection, check with your inspector as to suggested arrival time.

Our report will tell you the condition of the house, including needed repairs. No house is going to be perfect. It is up to you to decide how any problems the inspection uncovers might affect your decision to purchase. If major problems are discovered, you may want to try negotiating with the seller to have them repaired before closing the deal. Or perhaps the seller will lower the price or offer more favorable contract terms. In the end, the decision rests with you, but knowing about potential problems, before you buy, gives you the power to negotiate and make the best decisions.

No, the home inspection does not provide a warranty or guarantee. There are home warranty companies regulated by the Texas Real Estate Commission which sell such policies. Although somewhat limited, they usually prove to be a worthwhile expense. Please consult with your real estate agent for more information.

No. The code of ethics of the Texas Real Estate Commission (TREC) prohibits its members from doing repair work on properties they inspect. This assures that there will never be any conflict of interest by the inspector. Our purpose is to provide an unbiased, objective third party report on the condition of the home.
